LDP candidate site land up for sale

Land (3.4 hectares) to the west and south of St Nicholas, which was considered for a housing allocation in the LDP, has gone on the market.
Herbert r Thomas describe the land as:  
An excellent opportunity to acquire well located pasture land with road frontage to the A48
Long term potential, subject to planning.

The land extends to approximately 8.308 acres (3.391ha) as edged red on the plan, and comprises a gentle sloping rectangular enclosure which is part of a larger field enclosure to the south. The land has A48 road frontage of approximately 888 ft (270m) to the Northern Boundary. There is a small pond and copse of trees located in the North West corner adjacent to the entrance.
A new fence to the South boundary is due to be erected by the current grading licence holder.

Natural water is available within the wooded area at the entrance. We are unable to provide an assurance as to the adequacy and availability of the natural water supply.

Wayleaves/Easements/Rights of Way

The land is being sold subject to and with the benefit of all rights include: rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements and quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not.

Development Clawback: Unencumbered offers for the land without a Development Clawback arrangement may be considered.

Tenure /Possession
The land is freehold and is available with vacant possession on completion.

The land is currently subject to an annual grazing licence, the licence holder will be required to replace the fencing along the southern boundary of the land.
